Karim's place is absolutely stunning. Beautiful view, and spacious and creative architecture. We particularly liked the large windows overlooking the lake. The place is on a quite street with great privacy. Karim was a delightful host and personally welcomed us and showed us around. Highly recommended.

Karim was a fantastic host and took the time to walk us through everything very thoroughly at check in. The house is perfectly situated with a fantastic view of the lake and is pretty humongous space-wise! The water was too choppy for us to take advantage of the Kayaks, but we did some pretty great fishing right off of the dock on the property and caught bass. Overall this was a great experience -- I had some minor suggestions for Karim (such as more towels, etc) that can elevate it even further -- I would recommend it to anyone.

The place is expansive and has its own lake front and canoes. Trust me ,it's better than the pictures.

This is a great place for events!! We had our wedding vow renewal here and it was big enough to set up everything we needed. The host, Karim, is incredibly kind, helpful and accommodating. All our guests were impressed with the size, and niceness of the cottage. It has 2 kitchens, which is amazing for cooking multiple meals, or just for cooking lots of food!

This cottage is even nicer than the photos! Very spacious with a beautiful view of the lake. Karim was very accommodating and a great host. He greeted us, showed us around the property and answered any questions we had. We really enjoyed our time there and will definitely be coming back! Thank you, Karim!

Karim was a great host and the cottage was fantastic! The pictures don't do it justice, as it is much bigger and nicer in reality. The lake was great and there was enough room to get a fire going, fish, run around, etc. I strongly recommend this cottage for anyone looking for a weekend getaway in a great area.

We had a great time at Karim's cottage. The place is beautiful and very well equipped: kitchen has anything you may need, there are board games, books, movies, even an auxiliary cable to connect your phone to the stereo. The kayaks and barbecue made for a great weekend. The house is huge and very comfortable. Karim is a very responsive host and has thought of almost everything, and was very attentive when we mentioned the minor things that could improve our stay. I definitely recommend this place!

Karim was an amazing and kind host. The Villa is tremendously beautiful inside and out. We had an amazing time. There was a city wide power outage due to a thunderstorm during our stay, Karim kept in contact and assisted us in every step of the way. We were able to use the kayaks, outdoor fireplace and BBQ, everything worked fine. I would definitely stay here again.

Karim was very welcoming and very quick to respond to any questions we had. We stayed at his lovely cottage mid week and it was perfect! The space is massive, right on the water and we enjoyed using his two kayaks. I would definitely recommend Birch Point Villa to anyone who is considering it!

The Birch Point Villa was definitely beyond expectations. The living space is huge with lots of room for dining and entertainment. Kitchen was well equipped and bedrooms/bathrooms were tidy. The waterfront provided picturesque sunset views with clear waters great for using the kayaks and going swimming. Karim was a great host. The booking and our communication went very smoothly as he responded to texts/email right away. My friends and I had an amazing weekend and I would easily book with Karim again.

Karim and his hilarious daughter were very welcoming. I've never had a more informative tour from an owner, and we didn't have to hunt for anything during our stay. The property is better than advertised, simply because there's no easy way to photograph it. It was comfortable, clean, and bright. The great room is fantastic, and we loved the deck and fire area. If you have a large group, this place will not disappoint.

Karim was very welcoming, and the place was gorgeous - the photos cannot do it justice. I'll admit that my friends and I were a rather confusing bunch, taking until the day before our stay to get organized with details of how many to accommodate, etc., but Karim was very accommodating and did everything he could to ensure our stay was 5-stars. The place itself was huge, with tons of places to sleep. It was spotless when we walked in, and Karim ensured that we had all we needed, from firewood, to cutlery and garbage bags. The property was huge, with a wonderful view of the lake from the house. Although it was cloudy and raining most of our stay, we still managed to take out the kayaks that Karim provided us with, and we had a wonderful time. From the moment we walked in the door, we started planning our next stay at the house. Thanks again Karim for everything, and I hope to see you again for future bookings!

What a lovely Thanksgiving my family and I had at Karim's cottage! We fit 8 comfortably, including a toddler and a dog. Karim was very sweet, and made sure we were comfortable during our stay. Communication went smoothly even as I booked this months a go. The back of the cottage is the best part: gorgeous view and sky high windows. Brought our boat up and launched out of a nearby marina -the lake is massive! I would definitely come back again. Thanks Karim.

This cottage is awesome !! The actual cottage looks much better than the photos he took. The host is an enthusiastic and patient guy. I was late to check in the cottage for couple hours, however the host waited for me without complaining. I really appreciate it ! The lake view is gorgeous, you don't want to miss it. This was a great rental! Karim was fantastic to work with - quick to respond, clear in his communication, and flexible. He accommodated us on short notice. The property is stunning and well suited to large groups or multiple families. The large enclosed dining room area with the lake views make it an ideal place for entertaining and long dinners. The house was extremely clean and well taken care of. I highly recommend this property!

Although we were only there for 1 night we had a wonderful relaxing time at Karim's cottage. It is beautiful and very spacious. Karim was there to welcome us and show us around when we arrived. We had a wonderful stay and the Birch Point Cottage. The view is spectacular and the layout of the space allowed for us to have enough room to spread out and be together as a group or to do our own thing. There were games and books for adults and kids. There was a toy box for the little one in the group (a toddler) who had they best time and had so much room to play in! We loved the fire pit in the back and the solarium was our favourite spot to play board games in the evening and eat. The only thing we could mention is that the water pressure is low, but it wasn't an issue for us. We had an amazing time and Karim is a fantastic host!

Karim was a breeze to work with - he was prompt in communicating, answered all our questions and concerns and was very flexible when we needed to make last minute changes. The house was amazing, the host even better!

My family came to visit from the UK, there were 7 adults and 1 infant. So when I booked the cottage we were so excited and all I can say is it met all expectations and some. There was plenty of room for us all, the backyard was huge and right on the lake with spectacular views. The guys done some fishing, and we enjoyed family meals and evenings by the fire pit, we also hired jet skis and had a fun day out on them. Karim was amazing with any questions we had and was so accommadating, He even bought a baby cot so we didn't have to bring ours which helped a lot. The gadgets were awesome, I loved the light tempature changer on the taps and showers, and there is even disco lights for dancing. The television was brilliant with plenty to watch and even an Xbox for the big and little kids. We would definitely recommend this cottage and it has everything you need for a perfect family vacation. Thank you Karim for letting us use your cottage to make some special memories.

Karim is one of the best host I've ever experienced traveling the world through Airbnb. His attentiveness and great personality made my family and I enjoy a wonderful relaxing environment. The place is superb and it is HUGE! There was a whole section in the house that we never even got to use it because there are so much space. The room with the high ceiling where the patio furniture are was the highlight for us. Without a doubt outside the backyard was picture perfect (seeing the sunset was gorgeous while waking up to the quiet beauty of the morning was stunning), but when indoors, it is as picture perfect because you get the lake-view as well. The kitchen was well equip with anything that we might have missed during our packing (such as BBQ utensils or even garbage bags). Kettle, dishwasher, extra blankets, life jackets, stereo system, disco lights, toys and games, you name it! This place was absolutely perfect for our family get-away. I highly recommend anyone to stay at Karim's for any family trips, wedding parties, or even events because the place is just that good.

Karim was a wonderful host who goes above and beyond to ensure every stay is a comfortable one. His cottage is well-equipped with plenty of activities prepared such as movies, video games and toys for not only the kids, but also the dog too! Even things you wouldn't think you would need, he already has them ready just in case. The house is absolutely huge. We were a group of 14 and could easily have had many more without feeling cramped. Very thoughtful inside and outside areas for children with games and toys. Although there is no beach as such the water is very shallow off the dock so also good for children. Also a spacious park very close. Excellent family location. Conveniently located minutes from Bobcaygeon.

5 Star place that Karim has here. Everything went smooth and we didnt even get to use the "extra" space on the top floor (the entire cottage is huge!). Would strongly recommend for any type of event.

Karim's place was amazing!!! Clean, organized, and wonderfully arranged. 8 of my girl friends came up for a girls weekend and we spent some time on the dock right by the lake with a beautiful view of the sunset, hung out in the HUGE living/dining room - the windows are floor to ceiling overlooking the lake - and then at night we played the many games Karim supplied us in the upstairs loft, which also has an amazing view of the water. And danced to the disco lights! The kitchen supplies were exactly what we needed and the bathrooms were stocked. Thank you Karim! I'm sure we will be seeing you in a few months to go skiing nearby!

Our family had a great Thanksgiving weekend here. There was lots of room for all 4 generations. We enjoyed the waterfront during the day, beautiful sunsets, and outdoor fires at night - thanks for the marshmallows Karim! The location was also nice and close to town for some shopping.

The property is massive — it's perfectly suited for large groups. We were a group of seven, and we enjoyed spreading out over the two floors. The pictures don't do this cottage any justice! it is absolutely beautiful, with a spectacular view of the lake. It's bigger than you can imagine, it even has two kitchens! There's outdoor space with a barbecue. It has all the amenities you could want. Highly recommend - p.s we went on a cold rainy weekend and had such a good time. Can't wait to go back in the summer.

We had an exceptional stay over the long weekend as a group of 10. The place is massive and it’s a beautiful location (the pictures really don’t do the space justice). Even with one rainy day, sitting inside with the sky high windows looking onto the water was beautiful. We enjoyed dancing with the disco lights and there were plenty of games too. Karim is an amazing host. He made sure we had plenty of firewood, propane for the bbq, extra pillows/blankets and that we knew where everything was. Very fast communication. I would not hesitate to book this place again!

I stayed at Karim' s for a bachelorette and had a great time. The house is massive and has an amazing view. It's very close to Bobcaygeon which is nice in case you forget anything or need something to do during the day. Karim was also great to communicate with and always responded very quickly. We had a great time and would definitely recommend it (although I'd suggest bring some blow up mattresses for more than about 10 people).

Karim was a great host. The property exceeded my families expectations in terms of size and location , we were a party of 8 adults and 3 kids and had more than enough room. Everyone was blown away by the grand window facing the water. The property was clean , and everyone felt comfortable almost immediately. Karim is a great host! Always smile and patiently respond every question we have. He also provided us the travel suggestions around the area. The cottage is beautiful and spacious! Lots of activities inside and outside in the yard. The view is fantastic. Other than the daytime stunning lakeside view, we also spent quite some time in the yard after dark, showing kids the Milky Way and Big Dipper. It was a great retreat. Great location, the water is crystal clear! We spent the days sitting under the shade trees, watching the boats pass by and swimming in the lake. Just fabulous. The place was clean and tidy and we weren’t missing a thing! Karim replies to every message in a timely and friendly way.

Just got back from a girls weekend at Karim’s beautiful cottage and we had a fantastic time. The cottage is absolutely stunning, it’s massive with more than enough space to accommodate our group of 13. It was very clean and comfortable and had everything we needed from towels and bedding to kitchen appliances to BBQ and even firewood. The lake is gorgeous and was great for swimming and kayaking with the 2 provided kayaks. Karim was excellent at responding quickly to all our questions leading up to the trip. He is an excellent host and I would definitely recommend his cottage. Hopefully we will be back soon!

It's a large spacious house on a beautiful property that oversees the water. Karim the host is accommodating and thorough. I recommend this place to anyone, even a large group.

Karim's place is exactly as described. It is a gorgeous house located right on sturgeon lake, with all the amenities one could ask for. It has a breathtaking view of the lake for inside and outside the house. Karim himself is great- he was there when we arrived to show us around and point out all the little details of the place. He has done a great job creating a space that is excellent for large groups, while still providing areas where one can relax and enjoy the surroundings. The house was also spotless, and had everything we needed.

It was a great trip for us. House is cleaned and all the equipment are prepared. Karim will drive here from Toronto and give u all the necessary notices. Back yard is connected with lake and you are be able to see the view of sun set and sunrise. It is a great place for hanging out with friend.

Karim hosted our very large family reunion at Birch Point Villa, and we made great memories! The House We were very impressed with cleanliness of the house. The house itself is also very spacious and accommodated our large group comfortably. The Lake The lake is BREATHTAKING! The water is pristine and the water level is perfect for kids! Because it’s a smaller lake, the water was warm and enjoyable! We kayaked, and swam, and lounged in the water all day long! The Town Bobcaygeon is a cute little strip town with great stores, and the most friendly people you will ever meet. There is a cute canal where boats dock and people walk into town. On Saturday morning, we saw a group of Ladies working out at the canal park, and many other families were just strolling around enjoying the day. Needless to say, we loved it! Thank you Karim for being an excellent host!

We hosted our wedding at Karim’s beautiful space. We knew that it was a perfect venue because the space is beautiful, the backyard is spacious, and the amenities were great. Karim was outstanding whenever myself or my wedding planner contacted him. His responses were quick and always had my best interests in his decisions. My family and friends were also extremely pleased with the Birch Point Villa and were pleasantly surprised when I let them know I found it on Airbnb. Just goes to show you can find a great wedding venue at Karim’s place! We appreciate all Karim did to make our wedding and our overall stay outstanding.

Karim's place is incredible! He is one of the best hosts I've ever dealt with... He so easy to communicate without throughout the process and gave us a very useful walk-through upon our check-in. The cottage itself is amazing - it's very spacious, with lots of great features, and was very clean and well maintained. We spent most of our time in the amazing front room with the large glass windows, looking out over the lake. The lake is very nice, with a shallow entry, and a set of stairs to walk into it. The sunsets, sitting on Karim's dock, were amazing! Other outdoor features include a large BBQ, a fire pit, two kayaks and a hammock. The rooms and beds are very comfortable, and our group of 8 had plenty of space. Karim has thought of all the small things to make his guests stay a pleasant experience. Thank you so much Karim!

Amazing cottage, only a couple hours from Toronto. This place is BIG and housed our group of 18 very comfortably. View of the lake is great and there are amenities on site, kayaks, Xbox and a few board games. Quick 10min drive to Bobcaygeon if you need to buy any essentials. Highly recommend as we enjoyed our stay here. Thanks again Karim!
